What will my floors cost?

Answer a few questions and get an honest range in about a minute — no phone call, no salesman. It's the same math behind our real quotes, just rounded off.

What are we doing?

Refinishing wood floors I already have
Sanding the existing wood back to bare, then a natural Odie's Oil finish worked in by hand. Roughly a third the cost of new flooring.
Installing new wood floors
New hardwood milled to order, installed and finished by us.

How much floor?

Room by room, in feet. Rough is fine — pace it off if you have to (one long step is about 3 feet).

Which wood?

This changes the price more than anything else on the page — roughly double from one end of this list to the other. We mill through Sheoga, and this is just the short list; there are dozens more species, widths, grades, and colors.

That's usually the interesting stuff.
Quartersawn or live sawn white oak, herringbone, custom stain, character grades, matching a floor you already have — we do all of it, but there are too many combinations to put an honest number on here. Fill out the rest and send it over; Travis will price it properly.

A few last things

Handling the tear-out yourself is one of the easiest ways to bring the price down.
We seal off and run an air scrubber on every job — an empty house gets protected too. If you're living here, we go further with it and plan the work around you.

Your estimated range
That's a real range built from our actual material costs and production rates — not a lowball to get in the door. The final number comes down to things we can only see in person: how flat and sound the subfloor is, layout and trim detail, stairs, and how the old floor behaves coming up.
